Terms and Conditions for AirStay Properties

Welcome
These Terms govern your use of our website (https://airstayproperties.com) and your relationship with AirStay Properties as a guest, customer, or user. By booking a stay or using our services, you agree to be legally bound by these Terms.
Guest Verification & Booking Terms
To maintain guest and host safety, we require:
- A valid government-issued photo ID
- A real-time selfie photo for identity confirmation
- Digital signature of our rental agreement
- Acceptance of the platform’s cancellation and refund policy
Failure to complete these steps will result in automatic cancellation without refund.
Payment & Damage Deposit Terms
- All bookings are paid through secure, PCI-compliant processors (e.g., Stripe, Braintree)
- By submitting payment, you confirm your understanding and acceptance of all booking terms, policies, and house rules
- A $500 CAD pre-authorization may be placed on your card and captured only if property damage or rule violations are confirmed
- Guests are notified of deposit terms during booking and check-in
Cancellation and Refund Policy
- All guests agree to the cancellation and refund policy visible at the time of booking
- These terms are also included in the guest agreement and confirmation email
- No refunds are given for no-shows or failed guest verification
- Disputes must be raised directly with AirStay Properties prior to initiating chargebacks
House Rules & Property Use
Guests must:
- Follow maximum occupancy limits and respect quiet hours (10:00 PM – 8:00 AM)
- Ensure only registered guests are on the premises unless prior written approval is provided
- Observe the designated check-in time of 4:00 PM and check-out time of 11:00 AM
- Not host parties, smoke indoors, or bring unauthorized pets
- Leave the property in a clean and undamaged condition
- Respect all building rules and shared amenities
Violation of these terms may result in immediate removal from the property, forfeiture of payment, and additional charges.
Intellectual Property
All website content, branding, and media are owned or licensed by AirStay Properties. Unauthorized use is prohibited.
Liability & Dispute Resolution
- We are not liable for personal injury, theft, or losses during your stay unless caused by our gross negligence
- Guests agree to first attempt dispute resolution with our team at info@airstayproperties.com
- Legal matters are subject to the courts of Montreal, Quebec, under applicable Canadian and Quebec law
Changes to Terms
We may revise these Terms at any time. Continued use of our website or services means acceptance of the updated version.
